There are just eight homes remaining at the charming community of Harbour Village on the tip of the Fylde Peninsular.
The Redrow development has completely transformed a former brownfield site into a flourishing new neighbourhood and has been a catalyst for further regeneration in the area.
Despite the small number of properties remaining there is still a good choice of homes available with both one and two-bedroom apartments, a three-bedroom detached family home and four four-bedroom townhouses.

The redevelopment project to create Harbour Village began with an ambitious £5 million scheme to use reclaimed sand from the sea to raise site levels. Redrow has also provided a new swing bridge across the Wyre Marina, providing pedestrian and cycle access from the town centre and Freeport outlet shopping village to the housing development and through to Fleetwood Marsh Nature Reserve, Jameson Road and the Wyre Estuary Coastal Path.
And, since the development launched in 2010, a new pub has opened at the entrance to the development, The Three Lights.
Harbour Village includes a mixture of its Arts & Crafts inspired Heritage Collection homes and contemporary looking villas with large expanses of glass and external balconies to take advantage of the estuary views.
Fleetwood itself has also undergone a programme of regeneration thanks to a £1.5 million grant from the Big Lottery's Coastal Communities Fund.
Redrow’s remaining homes are priced from £89,995 for a one-bedroom Hayeswater apartment, with a three-bedroom Warwick priced at £189,995 and the Kensingtons priced from £209,995. The Government backed Help to Buy incentive can reduce the initial outlay with a 20% equity loan, interest free for five years, which means customer should only need a 5% deposit.
The Harbour Village sales centre has now closed but Redrow is planning a number of open house weekends for prospective purchasers to view the final homes, with dates to be confirmed. Redrow’s Ricksby Grange development is located in Wrea Green, which has many times held the title of Lancashire’s Best Kept Village, while nearby Lytham has been awarded a place on The Sunday Times’ ‘Best Place to Live’ list.
And now Redrow’s Advantage incentive means qualifying buyers can move into a beautiful brand new home there for only 75% of the market value.
“It means living in such a fabulous location is now available to people on more modest incomes who might not otherwise be able to afford it,” says Redrow Homes (Lancashire) sales director Claire Jarvis.
“And, in particular, some first time buyers who might be forced out of the area by rising prices may now be able to buy a home in the place where they have grown up.”
Steeped in history and tradition, Wrea Green is an idyllic place, with its charming village green and duckpond, a 100-year-old cricket club and many other marvellous green spaces. As a result its house prices may be out of reach to many.
Now, however, Ricksby Grange has a limited number of two-bedroom apartments and houses being sold under the Advantage umbrella.
It means a ground floor Alton apartment with a market value of £120,000 can be bought for just £90,000 using the 25% Advantage discount. And a two-bedroom Tavy house is available for £129,750 instead of £173,000.

And unlike incentives such as the Government backed Help to Buy, the 25% discount does not have to paid back at a later date – it must simply be passed on to a future purchaser.
Those able to take up the offer must fulfil a specific criteria, including that they must live, work or have been offered work in the parish of Ribby with Wrea, or have some other long standing connection with the parish.
They must also show that they are first-time buyers or do not currently own their own home and be able to demonstrate a need for the type of home they wish to purchase.
“The idea is to ensure that these homes remain affordable, so the Advantage discount is attached to each property ‘in perpetuity’,” Claire explained. “If and when the owner sells up and moves on they must pass on the same discount to a new buyer who similarly qualifies.”
If the homes remain unsold after three months to someone from Ribby with Wrea, then eligibility will be opened up to people who live or work in the wider Fylde borough.
The Advantage properties will be built to the same high quality standards as the open market houses at Ricksby Grange, where Redrow’s trademark Heritage Collection homes combine Arts & Crafts inspired exteriors with spacious and light, modern interiors.
The Alton apartment boasts a lovely kitchen and dining area, with a separate lounge, two good sized bedrooms and a bathroom; while the Tavy house has a spacious lounge and dining area, separate kitchen and cloakroom on the ground floor, while upstairs there are two bedrooms and a family bathroom.

And residents and business owners from Wrea Green, near Lytham, were more than happy to take up roles in the production for developer Redrow, in a bid to extol the village’s many virtues.
Among them was mum-of-two Debbie Powell, 56, who recently moved to Redrow’s Ricksby Grange development.
Debbie, who’s married to GP Mike, smiled: “I’m not quite sure about my part in the film, but I am certain that life since we have moved to the village is just perfect.
“We moved because we wanted to be part of a community and it’s lovely here. You only need to step out of the door and everyone says ‘hello’ and ‘good morning’, and you feel part of a wonderful way of life.”

She went on: “Mike and I lived in a new housing estate in Little Thornton in Poulton-le-Fylde for 23 years before we moved here and that was really nice, if quiet. But I can honestly say that we have made more friends since we moved here seven months ago than we did in more than 20 years previously.”
Debbie and Mike, both 56, are not the only ones to feature in the film.

Debbie and Mike moved from a four-bedroom detached home into a three-bedroom dormer style bungalow, The Bournemouth, which the couple adore.
“Our two daughters are now grown up so we decided to downsize and go in search of village life,” added Debbie. “But the Bournemouth still has plenty of room with three double bedrooms, which is great because the girls like to come and visit; and I love the fact that it’s so spacious and all open-plan.
“We use the master bedroom with en-suite on the upper floor but, should it ever be necessary – and I hope it won’t for a long time yet – there are two other bedrooms on the ground floor.
“I am hoping to join the WI in the village and the choir, as well as the Wednesday Afternoon Club, which helps to look after some of the older people in the village. It’s giving something back. Mike also plays golf at the Royal Lytham, so it is perfectly placed for him!”

Homebuilder Redrow has donated £500 to the Keep Britain Tidy group to support local volunteers helping to keep the coast clean near one of its prestigious developments in Fleetwood.
Redrow awarded the ‘tidy’ sum to the charity’s LOVEmyBEACHproject, which promotes cleaner seas and bathing waters, as well as litter-free coastal areas.
But the developer says it wasn’t just fishing for compliments and is keen to offer help by the bucket – and spade – load where it can.
“We are all aware of the importance of keeping our waters clean and our beaches clear,” says Lesley Myers, area sales manager for Redrow Homes (Lancashire), “not least those close to where we live.
“Our Harbour Village development on the Fylde coast is situated in a beautiful location on the River Wyre estuary and we want to encourage our residents and others to keep it that way, ensuring the area is looking its best for them and visitors, along with helping to protect our environment.
“It’s our privilege to be involved in such a worthwhile scheme and lend it our backing.”
The £500 has paid for a set of 10 litter pickers, bag hoops, gloves and high-vis vests for local volunteers who can attend the monthly litter picks organised by Emma Whitlock, Fylde BeachCare Officer with Keep Britain Tidy. The monthly clean up dates and details are listed on the events page on lovemybeach.org and everyone is welcome to join in.
Emma, along with Harbour Village resident Beverley Kirkham, has organised three clean-ups so far,with the most recent one to celebrate the equipment purchase following Redrow’s generous donation, and attended by Harbour Village residents.
“We obviously want to ensure volunteers are appropriately dressed and equipped, and safe, so we are very grateful,” added Emma. “And we are equally appreciative of the support and the opportunity to make people aware of our work and the campaigns we carry out.
“People don’t always realise the damage they can cause by leaving their rubbish on the river estuary and beaches – or being careless about what they flush down the loo or let go down the sink. We remind people to only flush the three p’s – pee, poo and (toilet) paper! It’s our aim to help people realise the importance of their actions, so we can keep our seas and rivers healthy and well-cared for and, obviously, looking good.”
